Three
40-story towers at The Residences at MGM Grand under
construction
Construction is underway and work is ahead of schedule on
all three towers at The Residences at MGM Grand, a
condominium-hotel being built on the northeast end of MGM
Grand’s 116-acre property.
“We began construction on Tower C three months early because
sales were moving so quickly,” said Dan Riordan, director of
sales for The Residences at MGM Grand. “We have less than
one-third of the residences remaining in Tower C, and once
those are gone, we’ll be sold out. Prospective buyers who
want to own a prime piece of real estate overlooking the Las
Vegas Strip won’t find a better location or amenity package
than we offer at The Residences at MGM Grand.”
A joint venture between MGM Grand and developer Turnberry
Associates, The Residences at MGM Grand offers the
exclusivity of a condominium community and the excitement of

SPANISH VIEW TOWERS
Developer
Rodney C. Yanke appointed Jessica Hall Associates as the
interior designer for Spanish View Towers, a high-rise
condominium complex in the southwestern Las Vegas Valley.
The firm, based in Northern California, has completed
various projects throughout the United States, Europe and
the Middle East.
"I wanted a top designer to create custom homes in a tower,
and Ms. Hall certainly brings this concept to every one of
our residents," Yanke said. "The interior design team will
collaborate with our purchasers to bring their dreams to
reality."
The development is under construction on 15 acres south of
the Las Vegas Beltway, just west of Buffalo Drive.
"We have been diligently working on this project and getting
each detail designed to perfection. It is a thrill to now be
working on hard construction," Yanke said.
The project encompasses three 18-story towers with a
combined 444 units.
The floor plans measure 1,835 to 9,500 square feet, and
range from a one-bedroom unit with a study to a four-bedroom
penthouse unit with a wine cellar and tasting room, theater
room, and a 5,800-square-foot roof garden.
All residences will include 11- or 12-foot finished
ceilings, 12-foot-wide windows, refrigerators, convection
and standard ovens, six-burner cook tops, microwaves,
dishwashers, warming drawers, intercom systems, spa tubs and
natural-stone flooring.
Each purchase includes at least two parking spaces on one of
four parking levels.
Common amenities are planned to include a fitness, health
and wellness center; a business and events center; a day
spa; two enclosed pool and spa areas; tennis courts; picnic

The sales office and design center is located less than a

TRUMP
INTERNATIONAL
Well,
after what seems like years of "The Donald" saying he's
going to do something in our town, it looks like it's
finally going to happen. Donald Trump says he'll build a
64-story hotel and apartment tower on the New Frontier
property. He promised his Trump International Hotel and
Tower will shake up Las Vegas' already thriving timeshare
and high-rise residential markets. "It's going to be a
spectacular building," Trump said, like he's going to say
anything less.
The $300-million project is a 50-50 venture between Trump
and New Frontier owner Phil Ruffin, whose names have often
been linked to rumored redevelopment of that hotel-casino's
41-acre site. Ruffin said the tower will use just 3.5 acres,
leaving plenty of room for nearby changes. At 645 feet,
Trump says his would be the tallest building in Las Vegas.
Actually, the 1,149-foot-tall
Stratosphere Tower is by far the tallest, but Trump
responds, "That's not a building." Love him or hate him,
it's good to see him finally coming to Las Vegas. Can only
give us even more exposure.
The 1.6 million-square-foot building will include more than
1,000 hotel-style units ranging in size from 636 square feet
to 1,057 square feet; some units can be combined to form
1,693-square-foot suites. Ruffin said the units will be
sold, but owners can lease space on a time-share basis
through Trump's management company. The tower will include
50 apartments ranging from 3,000 square feet to 10,000
square feet. Luxury features include a spa, salon and
restaurants. |

TURNBERRY TOWERS
Each
Turnberry tower will feature a fitness facility, an outdoor
pool with a sun deck, lavish landscaping, tennis courts and
24-hour security.
Homes are being offered in the second 45-story tower at
Turnberry Towers in Las Vegas, a condominium development by
Turnberry Associates, which has more than 35 years of
experience in the industry.
Construction of the East Tower began last June, just three
months after sales began, and construction of the West Tower
is expected to begin early this year.
When completed in 2008, Turnberry Towers will house 636
condominiums.
Priced from $500,000 to more than $1.3 million, the homes
come in floor plans with one bedroom and 11/2 baths; two
bedrooms and two baths; two bedrooms, a den and two baths;
and three bedrooms and 21/2 baths.
The one-bedroom residence features an open kitchen that
extends to the great room. The home also has a bar.
The two-bedroom residence with a den features
floor-to-ceiling windows, a spacious living room and
spectacular 180-degree views of the Las Vegas Strip and
surrounding mountains. Similar views are provided by a
two-bedroom, two-bath residence that takes up an entire
floor of the West Tower.
Situated on the top 12 floors of the towers, the
three-bedroom residences feature oversized balconies
overlooking the Strip.
All of the contemporary-style residences, which feature
9-foothigh ceilings, will be finished with Italian marble
baths and Jacuzzi tubs, granite-topped Europeanstyle kitchen
cabinets and General Electric Monogram appliances.
Smart Home technology will be provided. With the push of a
button, residents will be able to request their car from the
valet, communicate with the front desk, schedule a
maintenance appointment or get information on the latest in
dining and entertainment, among other options.
Within the gated community, which is designed by Robert M.
Swedroe Architects and Planners, each tower will feature a
fitness facility, an outdoor pool with a sun deck,
landscaping, tennis courts and 24-hour security. Residents
will be within walking distance of two Las Vegas Monorail
stations at the Las Vegas Hilton and the Sahara.
The train takes passengers to hotels along the Strip.
Turnberry Associates Principal Jeffrey Soffer introduced the
highrise condominium lifestyle to Las Vegas in 1998 with
Turnberry Place. Currently, Turnberry has five high-rise
residential towers under construction in Las Vegas,
including the Residences at MGM Grand.
Turnberry has sold more than 3,000 condominiums in Las Vegas
since 1999, according to John Riordan, Turnberry Associates
senior vice president for sales and marketing, western
region.
